Massive, mortice and tenon joined traditional timber frame construction in native white pine, coupled with the most efficient, high tech (stress-skin) wall and roof panel system available, provide a building that is strong, quiet, and incredibly energy efficient.
 


Construction Specifications

Foundation:

Crawl spaces; 5 foot high reinforced poured concrete on footing; 8 inch thick walls; concrete "fire-proof" walls between each unit below 1st floor level.

Sill and Deck:

Conventional "stick framed" with 2"x12" joists 16" o.c. with solid bridging and additional blocking under posts.  Pressure treated sill plate.

Frame:

Massive Traditional oak pegged (mortise and tenon) Timberframe of native white pine, hand crafted by skilled artisans.  Entire frame has been planed, sanded and oiled to enhance the natural beauty of the wood.  Interior walls feature traditional 2"x6" and double wall staggered 2"x4" construction.

 

Insulation:

Stress-skin panels (R-26.4) laminated construction panels with a solid urethane core enclosing the entire timberframe, leaving it fully exposed to the interior.  Crawl space has 6" fiberglass (R-19); Windows (R-3); Doors (R-10).

 

Floor System:

2 Layers of 5/8" "Fire rated type X" gypsum board, one layer of 1/2" Homosote "SoundBoard" strips with 1"x3" strapping 16" on center (sound insulating air space), a second layer of full sheets of 1/2" Soundboard under a 3/4" tongue and groove CDX plywood Sub-floor.  Floor System is supported by 6"x8" joists 2' o.c.  This 3-1/2" composite together with the carpet and 1/2" foam pad virtually eliminate sound travel between floors.

 

Soundproofing:

Party walls are sound insulated to a Sound Transter Class (STC) level of 56 (of a possible 60), considered "concert hall" specifications.  This is accomplished by staggering 2"x4" studs on a 2"x6" plate so that there are two independent walls, and filling the wall cavity with compressed fiberglass insulation.  A layer of 1/2" Soundboard is applied to each side of the party walls then special acoustic caulk is applied to all joints completely sealing all potential sound leaks.  A layer of 5/8" Type X fire rated Gypsum Board is then applied to each side of the wall.  Outlets are staggered and sealed, and any plumbing holes are sealed as well.  Kitchen and bathroom walls feature 2 layers of 1/2" Homosote "Soundboard" on each side of the wall.  Solid urethane insulation in the exterior walls virtually eliminates sound from outside sources.

 

Utilities:

Cable T.V. hook-up in living room and bedrooms; 125 amp. electrical services separately metered; Telephone jacks in kitchen and bedrooms.  Water Source: artesian well on site with over 150 gallon/minute recovery.  Tested annually under the State regulations for "Public Water Systems."  Engineered septic system on site.

 

Heat:

Baseboard mounted electric (bedrooms) and fan forced electric wall mount units.

 

Windows and Doors:

"Anderson" insulated double hung, casements, and a 6' circlehead window in 3rd floor end unit master bedrooms.  Velux skylights (optional in bedrooms), Brosco steel entry doors with matched key locksets.  Interior doors are 6 panel fiber composite.

 

Furnishings:

Fully furnished with Broyhill's "Fontana" collection.  Commercial grade 30oz  stain resistant loop-pile carpeting with 1/2" foam padding is used throughout.  Entry/Ski-closet areas are carpeted with commercial carpet; color coordinated drapes; 19" color T.V. (built in TV cabinet in 2br units); Mansfield queen sized sleep sofas "L" sectionals. Ceramic tile floors in kitchen.  Sundial Solarian vinyl in baths.

 

Kitchen:

Full sized kitchens with ample storage; oak cabinets with oak trimmed almond laminate doors by "Encore" (raised panel oak doors also available).  Oak trimmed laminate countertops with scalloped edge.  Appliances include: a custom standard clean electric range with black glass door; 5 cycle 2-level dishwasher with temperature boost; 16.4 cu. ft. refrigerator with adjustable wire shelves; ductless 2 speed range hood or an optional Microwave hood with fan, light, clock and electronic push-button controls.

Bath:

One-bedroom unit has full bath.  Two bedroom unit has 2 full baths.  Several layouts are available.  All feature low flush volume toilets.  6' Jacuzzi option is available.  Remote ventilating fans are located in the crawl space silently venting moisture and odors outside the foundation.

 

Exterior:

2nd floor 2 bedroom units have pressure treated framing with cedar decks front and rear.  End units have private decks.  Siding of clear, vertical grain, red cedar clapboards (stained); Architectural GAF "WoodLine" 30 year shingles on roof.
